The same thing has happened to short sales. While it was very satisfying emotionally to help distressed homeowners out of difficult situations it was very hard work. The lenders seemed intent to make it as difficult as possible.

It might surprise you to know that super low interest rates do not stimulate buyers. The immediate threat of rising interest rates is the reason for 2013 multiple offer mania.
August of 2013 had an adjustment in demand. The sudden rise in rates caught buyers unawares. The same buyer who could pay for an $850,000 house suddenly found themselves qualified for $775,000.
Why didn't the prices quit rising? Before August, there were about 10 offers for every home. Now a multiple offer may have only 4 bidders. The odds are better for a buyer by a lot. The seller can still get an excellent price.
2013 will finish strong. If your are motivated to have your home either sold or purchased in 2013 I can offer you great direction.
2014 has the politicians all posturing to change the market. I don't think it will benefit real estate but they will do it anyway. Already, the reverse mortgage, which helps seniors, has government imposed changes taking effect Oct. 1, 2013. These changes make it harder to qualify for this useful purchase options.
